After the current tenants had to leave unexpectedly due to personal reasons, our team worked quickly to put the apartment on the market. November is never a good time to find a new tenant. Everybody is in the spirit of the holidays and moving is the last thing in their minds. But our team listed the apartment on multiple platforms, quickly responded all the inquiries. Out unique prescreening maximizes the efficiency of showings while saving time for both the prospective tenants and us. We are gratefully to our current tenants who cooperated with us for quick scheduling of the showings. We were able to narrow down the applicants to three and started checking references. We also asked for background checks. We are happy to announce that the apartment is pending for a new lease starting December 15th.
We are working with the Milford Housing Authority so that we can provide a new home to a family. As part of the process our team quickly completed the required paperwork. Our experience working with housing authorities on Section 8 Housing Choice Voucher Program helps us to easily navigate the intricacies of these government programs.
There are many benefits to rent to Section 8 tenants. Most importantly, government pays its portion of the rent on time every month. If the tenant gets into financial difficulty and cannot pay their share, then government picks up the whole rent. Especially during the height of the pandemic, when people were loosing their jobs and evictions were stopped, Section 8 landlords were able to collect their rent. Most Section 8 tenant just want to keep their good standing with the program so that they can enjoy having a home. As a landlord and management company, we still need to do our due diligence but the stability of the rent payments is hard to dismiss. Also, it is a quite satisfaction being part of a solution to provide much-needed affordable housing to low-income families.
One important step in working with Housing Authority is the inspection. We are getting the apartment ready for inspection. Thank to our rigorous screening process, we had great tenants who kept the apartment in great condition. We were also on top of any problems that may have showed up. So, we expect that the apartment will pass the inspection easily.
